I walked into a property in Pflugerville expecting a quick check-in. Instead, I found the back rooms sagging, expansion joints split wide, and cracks running across the walls. What started as a few signs of settling had grown into a major foundation problem. In this part of Texas, soft soil and years of drought can create the perfect storm for damage like this. The ground shifts, the slab moves, and before you know it, the structure is out of level by several inches.
How the problem escalated. This home had been through several hot, dry summers. Without gutters to direct rainwater away, the soil around the foundation dried out and pulled back. Over time, that loss of consistent moisture weakened the stability of the slab. The result was significant settling, uneven floors, and visible damage both inside and out.
What it takes to fix it. We brought in a crew to dig and install pilings around the exterior. These supports will lift and stabilize the structure, but the repairs do not stop there. Inside, piers will need to be added, which means cutting through sections of the flooring. Once the foundation is level again, we will replace the flooring, patch and paint the walls, and make targeted updates like adding ceiling fans, upgrading light fixtures, and possibly installing new countertops to boost rental value.
