Do People Really Buy Homes in Austin During Christmas?

The answer is yes. Let me share a true story.

If you’re wondering whether people actually buy homes during the holidays, you’re not alone. Every year around Christmas, I hear the same assumption: Nobody is buying. Nobody is selling. Real estate can wait until January.

The truth is more nuanced.

Today, I want to share a real holiday story that still sticks with me. It’s not common, but it shows why timing in real estate is never as simple as the calendar.

A holiday tradition with a real estate twist. In our family, the holidays come with a tradition. Each year, we add a new house to our Christmas village. Some of those pieces came from my grandmother, and over time, we have added homes, stores, and little details that make it special. It is a fun reminder that homes and memories tend to go hand in hand.

That idea carries over into real life more than people expect.

Here’s a true story. One Christmas Eve, I was sitting on the couch while my wife and kids were out finishing last-minute shopping. A call came through the office. It had already gone to several agents before it reached me.

A buyer wanted to see a home in Circle C, down in South Austin. At the time, I was living in Cedar Park, and it was a bit of a drive. I figured I was not doing anything anyway, so I went.

We toured that one house. They loved it. We wrote an offer.

Yes, the deal moved forward on Christmas. We presented the offer and negotiated it on Christmas Day. The buyers ended up closing on the home and moving in shortly after. It became a Christmas surprise they didn’t expect when they picked up the phone.

Is that common? No. It is extremely rare.

But it does happen.

So, why do some buyers move forward during the holidays? The holidays slow the market, but they do not stop life. Job changes still happen. Family situations change. Some buyers are serious and ready, and when the right home shows up, they act.

For sellers, this can mean less competition and more focused buyers. For buyers, it can mean opportunities that aren't available in busier seasons. Timing is personal, not seasonal.

If you are buying, selling, or even just asking questions around the holidays, do not assume everything is on pause. It might be quieter, but it’s not inactive.
