Don’t Be Afraid of Putting in a Lower Offer

My advice to buyers in this market is to just put in an offer.

Today’s message is for all the buyers who are sitting on the fence as we head into autumn. Pricing in the real estate market can be difficult right now, especially after this past spring and summer where we saw massive appreciation. That made finding comps a very difficult task. We’re seeing some properties that are sitting out there, trying to push and make the market.

Don’t be afraid to make an offer, even if it’s a lower offer. I see it happen time and time again where a house sits on the market and doesn’t get offers because it’s slightly overpriced or it’s on the edge of a price point. If you make an offer, even if it’s lower, you could potentially be the winning bid without any competition.

Houses that are priced aggressively are still getting multiple offers. My advice to buyers is: If you like a house but you don’t love the price, offer what you think it’s worth and see if it goes anywhere. That may be your opportunity to avoid any competition.
